Cascade River Park is nestled in the Cascade River valley, a long valley that extends to Cascade Pass which hosts the Stehekin Valley on its other side. Our Park, situated in Skagit County, Washington, is a wonderful place to recreate or live. Several residents live year-round in the Park, other owners come and enjoy their cabins year-around or come as they can to tent camp, RV camp or stay in their 'away-from-home' accommodations.
Elevation at the park is just shy of 500', thus allowing for year-around enjoyment. The park is nestled in evergreen woods, with out crops of maple and other deciduous trees, with a Federal 'Wild And Scenic River' designation given to the Cascade River that flows through the heart of the park. Our park is unique - privately owned property within a Wild And Scenic River corridor; acreage adjacent to the Park is managed forest lands. There are no other developments around.
| The park has seen an increase in cabin building as a result of a recent water works improvement project. Lots vary in size and price, but on average lots approximate 1/4 acre. Many owners buy adjacent lots for added space. Approximately 485 lots are in the park. |
Believe it or not, the climate in the Cascade River valley is similar to that of Seattle, Washington due to our low elevation. We receive normal rainfall, periodic light snow in winter, and sunny summers. Recreation abounds around the park including walking, hiking, fishing, trail riding, cross-country skiing, snow-mobile riding, lake recreation - water skiing, boating, fishing with Baker, Diablo and Ross Lakes close by and smaller lakes about. Even white water kayaking has been seen on the Cascade River - a tough run due to the river's rapid flow. Every year the park holds an annual summer barbeque over Labor Day weekend which is always well attended, excellent food and good company.
Lots are privately owned and offered for sale by owners directly or through real-estate agents. Skagit County oversees building and construction permitting. Monthly, the Park's Board of Directors meet at the Marblemount Community Center to conduct business and yearly they conduct the annual membership meeting to approve budgets, elect officers, and the like. The Park employs a caretaker to conduct security rounds, do improvements, maintain park grounds and the roads and water systems. Volunteer members participate in work-projects and other club activities, like the annual salmon barbeque held at the picnic grounds.

Cascade River Park is accessible by a paved county road. Roads in the park are well maintained gravel roads. Each road is signed and lots are addressed by the County, mail service is provided by P.O. boxes in Marblemount. Water service is provided by the Park.
The Park is located 2.5 miles away from the nearest electric utility. Some members choose to generate electricity on site through the use of privately owned generators they maintain on their lots. Propane is the utility of choice used to power lights, refrigerators, hot water tanks, stoves, etc., without the use of any electricity.
Phone service is available in the park. Cellular service is available approximately 6 miles outside the park off of Highway 20. CB radio is also used to communicate within the Park. Should an emergency arise, an FM radio is available to authorized personnel at the caretaker's office as well as a phone service for contacting emergency personnel.
